With several changes in Vietnamese social policy, warehouses and factories are no longer permitted in residential neighborhoods, and authorities compel the structures to be dismantled or transformed to other fitting uses. Completely renovating an office building or apartment complex necessitates significant sums of money that are beyond the project investor's means. Furthermore, with a long project duration, it will be difficult for investors to recover funds. As a result of our discussions and consultations, we were able to persuade the investor to renovate the old structure, implement damage repair and renewal options, and upgrade and transform the project into a new one.

The project is multi-functional and communal. The newly built structure must assure technological, sturdy, and flexible functional use, with the ability to swiftly transition from office to exposition, meeting, or entertainment complex.

The original column and floor structure, in its current state, cannot support a capacity of 200 people. After extensive structural calculations, the solution was determined: increase the column cross-section, reinforce the column ends, increase the I-steel cross-beam cross-section, and replace the existing floor system with a new, high-hardness concrete layer. several times over.

The roof frame structure remains the same, but we add additional layers of heat and sound insulation, as well as a PU roofing system (specialized in constructing walls for cold storage) and a layer of ceiling beneath to insulate the roof. has a 1.2 m roof. Incorporate the technical system into an air cushion within the roof system. This design reduces heat transfer to the spaces above, saving significant energy for the air conditioning system when it is in use. To assist in insulating the building, the wall panel system is integrated into the old brick wall system and separated by a layer of foam.

The spatial structure is moved back 20 meters, establishing a buffer between the building and the street outside. This buffer space is shaded by a huge roof system that extends forward, together with trees and a water surface, creating a nice and tranquil connection with the surrounding environment. A lake is required in front of the project at the request of fire prevention and fighting authorities, both for fire prevention and to create a landscape and air conditioning. In order to prevent flooding during days of heavy rain and high tide, we have raised the floor level relative to the exterior.

A courtyard separates the auxiliary area (bathroom, warehouse, technical room) from the central activity space in the back. This modification significantly improves the building's ventilation and illumination. This structural alteration has brought a completely youthful face and significantly more positive energy than the previous surroundings. We envision a multipurpose area that can be reconfigured as needed. As a result, depending on the moment and the investor's own plan, the function can be this or that.
